Status Update 2025: The HRI tax credit was discontinued in 2020 and replaced by the Better Energy Homes scheme for energy-related upgrades. For non-energy renovations, there is currently no equivalent tax credit scheme.

Modular & Prefab Homes — Current Grant & Planning Situation

Honest Assessment: As of early 2026, there is no specific grant programme for modular home construction in Ireland. The government has proposed including modular homes in housing policy but no dedicated funding scheme exists yet.

What Homeowners Should Know:

  • No SEAI grant currently covers modular home construction
  • Planning exemptions may apply (under 25m² currently, potentially 40-45m² proposed)
  • The Vacant Property Grant may apply to derelict structures being replaced
  • SEAI grants for insulation/heat pumps apply if the modular home is a secondary unit on your property

Recommended sequence: 1) Apply for SEAI grants first, 2) Add local authority schemes, 3) Consider the One Stop Shop for whole-house retrofits.

Realistic grant value: €10,000 - €50,000+ depending on measures and property type.

Deep Energy Retrofit

The SEAI One Stop Shop is designed specifically for this. It covers up to 80% of costs for qualifying deep retrofits that achieve a significant BER improvement. Income-tested support is available.

Typical outcome: BER improvement from G to B2, heating bills reduced by 50-70%.

Realistic grant value: €20,000 - €50,000+ (80% of eligible costs).

New Build House

Honest assessment: No SEAI grants currently apply to new builds. The schemes are designed for existing housing stock. However, Part L building regulations require high energy standards anyway.

Realistic grant value: €0 (but the home meets modern energy standards by regulation).

Modular Home (Granny Flat, Garden Studio)

Currently no dedicated grants. However, if it's a secondary unit with independent living facilities, the following may apply:

Using a Non-Registered Contractor

SEAI only accepts work from registered contractors. Using an unregistered builder invalidates your claim.

Applying in the Wrong Order

Yes. You can combine SEAI Better Energy Homes measures (insulation + heat pump + solar) in a single project. However, each measure has its own grant and conditions. Some local authority schemes can also be stacked with SEAI. The One Stop Shop is a separate pathway that cannot be combined with Better Energy Homes.

Do I need to apply before work starts?

Yes — for most SEAI grants, you must apply and receive approval before commencing work. Starting work before approval invalidates your claim. This is the #1 reason applications fail. We can handle the pre-application process for you.

How long does grant approval take?

What's the difference between Better Energy Homes and the One Stop Shop?

Better Energy Homes is for individual measures you can do one at a time — you choose which upgrades to make. The One Stop Shop is a whole-house approach that coordinates multiple upgrades together and covers up to 80% of costs (income-tested). One Stop Shop is more comprehensive but takes longer.

Can I get a grant for an extension?

Generally no — SEAI grants apply to existing housing, not new extensions. However, if your extension incorporates significant energy upgrades (heat pump, underfloor heating, high-spec insulation), those specific elements may qualify under Better Energy Homes if the main house is being upgraded simultaneously.

Is the Vacant Property Grant available in Dublin?
